سيستثمر الصندوق معظم أصوله في أصولٍ ذات سيولةٍ منخفضة. فإذا اضطر الصندوق لبيع تلك الأصول فيمكن أن تباع تلك الأصول بأسعار أقل من قيمتها الحقيقية التي قدرت بها من قبل. فعلى مالكي الوحدات أن يكونوا مستعدين لتحمل المخاطر المرتبطة بصعوبة إجراء تقييم دقيق للاستثمار في الصناديق العقارية.
